Zest Property Group was founded in 2005 when the property boom was in full swing and there were in excess of 5 real estate agencies in Dullstroom. The property market has changed since then and now there are only two estate agencies in the area.

We believe that our unique structure, which is very different from the standard franchise model, together with our strong in-house marketing arm has ensured our continued growth and dominance in the area. Our independence, gives us the freedom to react quickly to market trends and our sales model allows for a collaborative approach amongst agents, ensuring that buyers are cared for by an entire team as well as their contact agent.

Portfolio:

We boast a healthy portfolio of properties that include the full spectrum of what is available from residential stands and homes to farms, small holdings, and country estates in the greater Dullstroom and Highlands Meander area.  We also have business and commercial options available as well as development land on offer.

Listing:

We've also created a comprehensive marketing package that has proven to be most effective in securing sales. If you are wanting to list your property, we will first conduct a site visit. If applicable, depending on the type of property, we may carry out a Price Estimation (PE). A PE will give you an unbiased view of the true market value of your property. It will include all the facts relating to comparable products that have sold or are on the market and, depending on how quickly you would like to sell, will advise you accordingly.

If you list your property with Zest we do not charge a fee to prepare and provide a Price Estimation. However, if you do not intend to list your property, we charge an upfront call-out fee (please request a quote).

Once we have listed your property we will start to market it immediately.

Our listing process is detailed but necessary in order to ensure that your property is correctly marketed and has the best chance of selling. Our listing process is as follows:

Searchworks / Lightstone:

In order to double-check property details on every listing, Zest, at our own expense, does a deed search to verify that all the information given to us is correct. This is to ensure that if an offer is made, it is done with the correct details, preventing problems or delays later on.

Marketing:

Although print media is a globally diminishing advertising medium, we have found that local visitors enjoy reading through property guides or local publications. Discover Dullstroom is a full-colour A4 guide to Dullstroom which we print ourselves and distribute throughout the town in Dullstroom. A new edition is printed and distributed every +- 8 weeks. It has been one of the most successful marketing tools we have ever utilised and we now have a circulation of 4000 – 5000 copies per run, as demand was so high. Discover Dullstroom ensures that those visiting Dullstroom on a weekend are given exposure to the local property market, general information on Dullstroom with maps, and interesting articles.

Refined, relevant, and categorised, our database clients are all active buyers with whom we have regular contact and whose requirements we understand. The majority of our clients subscribe to our popular property alerts including our “price drop alerts” and “new listings alerts”. By using the lead generation software technology, we’re able to inform targeted potential buyers of your property details at the touch of a button.

Most of our clients are IT savvy and do a lot of online research from home. With the rise of internet marketing and social media, Zest has ensured we have kept up with these trends. Zest subscribes to both Private Property and Property 24, and associated portals.

Our website was totally redone in 2019 and is constantly optimised to generate the best leads possible. Video Tours:

Our website has the functionality to host drone tours. Unfortunately, not all properties lend themselves to this advertising medium, and dependent on mandate type and suitability, each property is taken on a case-by-case basis.

Presentation:

Comprehensive fact files - with well-outlined facts and photos - are provided on each property for interested buyers to take away. Feedback Seller’s Report: You will receive a monthly report detailing, emails sent to interested clients, site visits, marketing activity, and web and office enquiries on your property by email. These reports will help both Zest and yourself to identify positive and negative trends offering constructive feedback from potential clients that might affect the sale of your property.

Referral Network:

Approximately 20% of our business is word of mouth from satisfied customers. We also have a formal network referral system whereby other agencies and individuals receive a commission from Zest for the introduction of a successful buyer.

Going the extra mile:

Obtaining a signed offer to purchase does not necessarily mean that transfer will occur as a matter of course. There are many variables that affect a sale from the ability of the buyer to gain finance to the experience and speed at which the appointed conveyancer processes each stage of the transaction.

Transfer Process Management:

A signed Offer to Purchase is the beginning of the after-sales and transfer process. Our admin department undertakes to ensure that your property transfers in the shortest time possible by personally facilitating each stage of the process through regular communication with the relevant service providers. You will receive progress reports on the conveyancing process. On average, a property takes between 10 and 16 weeks to register depending on whether or not a bond has to be approved or a bond cancellation has to occur. Even if both parties sign documents timeously and the buyer gains financial guarantees in record time - sometimes the whole process can be delayed by one element such as SARS taking their time to issue transfer duty receipts or the municipality not issuing rates clearance figures!

The Zest Team:

Combining industry knowledge and hands-on local market experience you are assured of a committed partner throughout your property transaction. Our team is divided into three areas, Sales & Marketing, and Admin.

Sales:

Our experienced property consultants are local area experts who have years of industry experience. The team is made up of Trish Kennedy, Haideé Potgieter, and Liza Senekal. Our admin and marketing department is run by Noelien Mills and Megan Oschman.

Office:

Our office is located in the Cherry Grove Centre in Dullstroom (Mpumalanga). Clients feel comfortable browsing through our property displays, and our property consultants are always on hand, six days a week, to offer any assistance. We are open 6 days a week from 09h00 to 17h00 Mondays to Fridays, 09h00 to 15h30 on Saturdays, and 09h00 to 14h00 on public holidays. Commission: Our commission is competitive.
