Overview

Highland Gate is one of the country’s premier Residential Golf Estates spread over 700 hectares of Highveld grassland punctuated by magnificent mountains, ravines and gorges. The highlight of the estate is the 18 hole championship Ernie Els signature golf course. Located All 455 full title stands are fully serviced and the estate has an excellent services and management team to ensure it is well run and beautifully maintained. The Estate is situated 15 km east of Dullstroom on the Kruisfontein Road.

The clubhouse was completed in April 2015 and is fully operational, with a bar, restaurant, lounge, patio, halfway house and conference facility – all with spectacular views of the lush green fairways.

Highland Gate is not just about playing a round of golf – it presents an experience for the whole family, with activities that include fly fishing, tennis, mountain biking, walking trails and birdwatching to name a few.

The 455 full title stands range from 770sqm to 1900sqm. The 18-hole golf course has been designed in such a way to make the best of the spectacular natural beauty of the surroundings.

Owners have a choice of building their dream home in one of the 3 villages themes (Golf, Country or Fishing) that follows the unique architectural guidelines of the estate.

Golf

The Gate golf course is unlike any other course in South Africa, being an Ernie Els Signature golf course and offering a technically superior golfing experience amidst some of the most spectacular scenery in the country. A combination of indigenous grasses in out-of-play areas and a fescue blend in the maintained areas are used to provide an emerald green playing surface all year round.

Trout fishing

Trout fishing opportunities exist in the natural weirs, streams and four dams on the estate.

Architecture

The architectural guidelines draw inspiration from the local Old Transvaal Style or Farm Style Architecture from the Dullstroom area. Designs are sympathetic to their surroundings, climatic conditions, topography, vistas, views and lifestyle of the Estate. Please request the architectural guidelines for more information.

Building Process

Stand owners will need to submit plans, conforming to the requirements of the Architectural and Landscaping Guidelines, for approval by the Aesthetics committee who will have supervision rights over the development of and/or improvements of the stand. This will cost approximately R3, 500 excluding VAT. All architects and builders must be approved and stand owners will need to abide by the Architectural and Landscaping Guidelines.

Building time frames

Building time frames for Resales stands:

A building penalty of R2 000 per month becomes applicable immediately upon transfer of the property into the Purchaser’s. The penalty will be in addition to the standard monthly levy of R2 300.00.  This building penalty applies until construction of the house is complete.

Building time frames for Developer stands:

Should one purchase a DEVELOP stand one will have 18 months from the date of transfer of the stand into their name, to start with construction of their house. Failure to do so will result in a penalty fee of R2000 per month. This penalty will then apply until the construction is complete

Levies

There is a monthly levy payable from transfer of R2,300 (subject to change). Water usage at this time is free of charge. Electricity is payable via an individual meter system.

Security

To ensure access control here is a stringent process of registration for all stand owners and authorised personnel. Authorised persons have access discs/ cards and visitors are required to sign in and park in designated areas.

The gate is manned 24 hours a day with a security vehicle on the estate. Only registered domestic workers and builders will be given access.
